Detailed Property Information: 

This 108 acre parcel slopes gently from Greene County Route 61 towards the western shore of the Hudson River in the Town of New Baltimore, just South of the State Capital, Albany.

The 108 acre picturesque acres of the New Baltimore property feature stunning views of the southern tip of Castleton Island (formerly known as Houghtaling Island) and Columbia County across the Hudson River to the east.

This New Baltimore property is accessible from Exit 22 (Selkirk) of Interstate-87 to State Route 144 south to Greene County Route 61 South, about a 20 minute drive from downtown Albany and has two points of road frontage along County Route 61. With approximately 2,600 linear feet of frontage on the western bank of the Hudson River, the property is also accessible by water.

The property offers unique topography. Gently sloping mown fields characterize the upland area nearest the County highway. A rock ledge that traverses the property from the north to south provides a transition from the uplands area to the lowland and shore line.  The rock ledge is a natural feature for miles along this stretch of the western shore of the Hudson River and its presence on the New Baltimore property provides a natural road from the uplands to the lowlands. The ledge is the highest at the northern property line and gently declines in elevation towards the south and east towards the flat lowlands and beach area of the property.

The lowland area adjacent to the rock ledge at the New Baltimore property includes a flat expanse, once cleared for use as an airstrip.  Prior to the 1960's, a former owner of the property used to fly fisherman and hunters in a small prop plane from the New York metropolitan area to this site in New Baltimore. The property and river were renowned for scenic beauty and abundant wildlife.

East of the lowlands towards the river is a forested area that opens to a sandy beach and bulkhead. During low tide, the beach is fully exposed And offers a sliver of golden sand along a section of the west bank of the Hudson that is mainly lined with bulkheads to prevent tidal flooding.  While there is a bulkhead on the northern section of the New Baltimore Property beach, approximately two-thirds of the beach, some 1700 feet of Waterfront are sandy, providing a natural buffer at high tide.

Other than the ruins of two small block houses near the old air strip,  The New Baltimore property is unimproved. Water and sewer are not available at the site, however a rudimentary road has been established to allow access to the site. The road runs from County Route 61 east along the northern property border, turns and follows the rock ledge in a southern direction, passing through the cleared lowlands area and terminating at the sandy beach. 

Development of this large, picturesque New Baltimore property for estate type housing is a very real potential under the current land use designation. The Minimum two-acre lot size would be ideal for executive housing and the setbacks from water bodies (the River), the road and the property lines as well as the siting of wells and individual wastewater disposal systems could easily be accommodated on this large site. With such close proximity to Albany, the New Baltimore property could have considerable commercial value.
